would like to know how much cash do i need to refund to CPF if i sell my hdb flat below valuation (market price) and is negative sales proceed case. Is it refund the difference between selling price and valuation price. E.g sold hdb at 400k but valuation is 420k, must refund to cpf 20k?

Or refund shortfall in cpf? E.g. no outstanding loan, used 500k cpf and accrued interest for the flat, now sold hdb at 400k, i need to refund 100k to cpf?

Which is correct?

Hi,

Based on CPF regulation, if its sold below valuation and is a negative sales case, you have to top up in cash the shortfall that is due to your cpf. Hence in your simple example, the top up is 100k.

Typically negative sales cases have to be approached with care. I will try to estimate the likely valuation price for the client and recommend a reasonable range and marketing plan. I have worked on similar cases and will be happy to advise further.

Hi,

It not about the valuation difference. That only matter to buyer who have to be concern about the cash over valuation (cov).

You as a seller should look at the following:

Selling price less CPF contribution, accrued interest, outstanding loan, OTP plus exercise fee and any other miscellaneous fee.

For example, you sell the house for 400k. If the outstanding loan is 200k, CPF contribution to the repayment is 60k, accrued interest is 10k, exercise fee is 5k. Then you will get back 125k cash proceeds.

Therefore, it very important that we ensure the price is right before selling thus i will strongly recommend you to engage a professional to assist in your selling of the unit. Other than that, i will also be concern about what your next plan.

Hi. I sold few of HDB flat with the negative sales this year due to current market trend.
1)If the house sold above valuation = No top up of cpf needed, only deposit monies need to put back
2)If the house sold below valuation = Need to top up the difference of CPF monies you have used(You can write in to CPF to waive the top up, however still subject to CPF board. I have assisted many clients to write in to the CPF)
